Gross Floor Area is defined as the sum of the gross horizontal areas of the several floors on the lot measured from the exterior faces of exterior walls and from the center line of walls separating two buildings (11 DCMR Sec. 199.1).

Beginning January 1, 2012, the Green Building Act will require certain construction projects in the District to be verified as having fulfilled or exceeded the current edition of the LEED standard for commercial and institutional buildings at the certification level within two years of the receipt of a certificate of occupancy.[1]
Specifically, this requirement will apply to both new construction and substantial improvements to nonresidential, privately-owned buildings and projects with at least 50,000 square feet of gross floor area.[2]
